Consumer Pledge & Service Guarantee:

 

Guaranteed! There shall be no increased variance in the Lender fees disclosed on the Good Faith Estimate form, exclusive of all other fees.

 

Guaranteed! There shall be no increased variance in the Title Company fees disclosed on the Good Faith Estimate form, exclusive of all other fees.

 

Guaranteed! Notification to the client/applicant of the outcome of the Loan Approval shall be made within five (5) business days from the time client/applicant has submitted all required loan documentation.

 

Guaranteed! A complete HUD Settlement Statement shall be made available to the client/applicant and the Realtor representing them in the transaction a minimum of 72-hours prior to the scheduled closing date.

 

Guaranteed! Loan funds required to settle shall be available to the disbursed at closing.

 

THE ADVANTAGE STRATEGIC ALLIANCE PARTNERS shall pay to the client/applicant $2,500.00 at closing in the event the above guarantee statements are not met!

 

Criteria and Qualifications:

 

* The client/applicant must utilize the services of a licensed RE/MAX Advantage Realty Associate in conjunction with one of the Advantage Strategic Alliance lenders and title companies as identified in our published brochure.

 

* Closing must be scheduled at least 30 calendar days from the date of contract ratification.

 

* Loan application with one of the Advantage Strategic Alliance Partners must be completed within (5) business days from the date of contract ratification, and with a loan officer who is affiliated with a participating and approved Advantage Strategic Alliance lender identified in our published brochure.

 

* All required documentation for loan approval must be submitted by the client/applicant to the loan officer within (5) business days from the loan application date.

 

* The guarantee is subject to the language and conditions disclosed in the lender's loan commitment letter to the client/applicant.

 

* No material change may be created or exist in the financial conditions of the client/applicant from the date of loan application to the settlement date, and the client/applicant shall take whatever steps necessary in order not to alter their financial condition.

 

* No material change may be created or exist regarding the original contract of sales including, but not limited to default by either party identified in the original contract of sale.
